Howdy! I’m Jenny, your friendly neighborhood real estate agent, and today I’m going to take you through the process of selling your home.
Don’t worry; I’ll be there for you every step of the way. You see, selling a home is not a Herculean task, but it does require a bit of time, prepping, and of course, the right approach.
More importantly, it could pocket you a heap of money, if you employ a few strategic tips and tricks.
Step one is getting your house ready. Clear the clutter, handle those minor repairs that you’ve been putting off forever, and give your home a deep, deep clean, or better yet, consider hiring a professional cleaner. Preparing your home can even boost the final sale price. Also, remember that the first impression matters. The entranceway should be warm and welcoming.
To save money, try to do as many of these tasks yourself. Better still, rope in some friends or family for a cleaning or painting weekend, promise them a pizza, and make it fun!
Next up is pricing your property right. My experiences tell me that a properly priced home sells quicker, unlike overpriced ones that may sit forever. To help you pinpoint that sweet spot, I’ll take into account recent sales of similar homes in your neighborhood, your home’s condition, and how quickly you want to sell.
Photographs are, without a doubt, integral to attracting potential buyers. But did you know that a virtual tour can work wonders as well? In a world that is busy and digital, allowing a virtual walkthrough could give your property the edge it needs. So, don’t skimp on hiring a professional photographer, if you can, as those crisp images can be a make-or-break factor.
As a seller, it helps to remember that a buyer may have a home inspection done. While this might seem intimidating, it’s really a way to ensure everything in the home is functioning as it should. This is why it’s best to address any significant issues beforehand to expedite the process.
It’s important to note that being part of a large broker network has its upper hand. Having agreements with other local agents can immensely expand the pool of potential buyers. With a larger network, your listing can be shared with agents who already have buyers seeking a home just like yours. This kind of exposure can lead to more showings, and ultimately, a faster sale.
Lastly, hold on to your patience. Selling a home takes time. Occasionally, deals fall through because a buyer’s financing didn’t come through or because the home inspection turned up something unexpected. That’s when I step in to help keep everything on track.
